Cooper Cromar have recently submitted a Planning Application on behalf of London-based property company, Titan Investors, for a 70,000ft² Grade ‘A’ Office development at 445-453 Union Street & 16 Justice Mill Lane, at the centre of Aberdeen’s Business District.
The main objectives of the project are to create a high quality office development which satisfies the current acute shortage of city centre Grade ‘A’ office space and re-energises Aberdeen City Centre with inward investment and employment opportunities, as well as establishing a new Justice Mill Lane office quarter with close links to the traditional West End office core.
The building entrance and access to the ground and basement car park will be centrally located on Justice Mill Lane. The existing granite facade of 450 Union Street will be retained and separated from the office floorplates by a top glazed lightwell space. The floorplates step back from the Union Street façade, floor by floor, and a total development of ground, plus seven upper floors, to Union Street is proposed.
A primary horizontal masonry aesthetic is proposed behind which sits the glazed full height façade. It is proposed that granite will be used for this element.
A secondary vertical element is then proposed to contrast with the primary granite masonry.
The development has been targeted to achieve a BREEAM ‘Excellent’ and an EPC rating of not less than ‘B+’ in accordance with industry best standards and to meet current occupational demand.
