This 36,000ft² industrial building was designed as part of a more comprehensive ‘gap sites’ regeneration project at Hillington Park comprising a number of office buildings and further industrial space totalling circa 100,000ft² of space. The development capitalises upon the site’s prominence on the Hillington Road frontage.
The building was initially designed with a clear curved roofed warehouse space and external two storey office ‘pod’ to capitalise upon this frontage and to provide a flexible building that was sub-dividable to provide two tenancies both with their own aspect, frontage, entrance and office space. This was achieved through careful M&E system design, floor knock outs for future lifts and floor reinforcement on possible subdivision lines.
However because of the building’s quality and prominence it was quickly let to the Henry Bros BMW dealership and proved to offer excellent flexible space for the dealerships, parts, service and workshop facilities.
