Edinburgh Gate Business Park comprises 700,000ft² of mixed industrial and Class 4 business space on the site formerly occupied by Continental Tyres, with views over the Almond River.

The layout has been rationalised around the central wedge created by the Civil Aviation Authority’s Public Safety Zone constraints. A formal arrangement of Class 4 buildings defines the edges of a carefully landscaped central space: a central focus to the development. The wedge produces a tapering perspective which is capitalised upon to emphasise the effect of views from the site entrance.

The wall bounding this central space is seen as a unifying element that ties the whole concept together. Access to the Park is formed by creating ‘gateways’ through this wall into parking and entrance courtyards.

The road strategy sets out to separate industrial traffic from business park traffic to enhance the Business Park environment.
