This project comprises the masterplanning and implementation of a sustainable mixed use development including 3,500 homes of a variety of tenures and 1,000,000ft² of business and industrial space, together with retail, leisure, schools, healthcare and infrastructure.


This masterplan represents the result of in-depth research into current best practice thinking with regard to sustainable place making, taking into account all Government guidelines, and moreover looking forward through the 10-20 year lifespan of its implementation to ensure that it can adapt and evolve with such thinking.


The masterplan includes proper integration of the mixed uses proposed around a careful implementation of useable pedestrianised or traffic calmed places, linked by a network of safe and attractive paths and cycleways through the landscape, properly linking to public transport.


District heating, biomass power generation and other sustainable energy initiatives are incorporated.
