An historic place

Where once there were tramlines, now there are stunning, stylish homes. The Engine Yard development is built on the site of Edinburgh’s historic tram depot in Leith, with the site’s industrial heritage retained in the character and fabric of the new buildings. Light-filled apartments have stunning views over the city, and extensive new public realm provides active public squares and an axial route through the site to benefit the wider neighbourhood.

The Brief

The redevelopment of this prime city centre site offered many unique opportunities together with some significant challenges.

Together with our clients we were eager to retain as many historical elements from this heritage site as possible, with a strong focus on placemaking. At the same time we were tasked with providing underground parking space for the building’s occupants, and public spaces that would create a sense of community for the new neighbourhood and stand out as a unique addition to the city.

The Design

Throughout a hugely complex phased delivery programme, we were able to deliver our original design intent, and exceed our Client’s expectations.

By integrating many and varied historical elements into the new development, including an existing ‘B’ listed chimney, boundary walls and tram depot, we were able to create a true sense of place and maintain the site’s ornate industrial character.

With 376 new flats, 30 refurbished flats within the existing ‘Grade B’ tram depot, retail units, underground parking with ‘pod’ access, new multi-use public spaces, and even a new replacement masonic lodge, The Engine Yard brings people and history together.

Once the city’s historic tram depot on Leith Walk – not far from the city centre at Shrubhill – the area had become derelict and neglected. It is rich in industrial architecture, with tram sheds, a chimney, a boundary wall and gables – all of which are now being sensitively restored as we create 377 new homes for sale and rent.
